A practical ducted heating zoning guide.
Good zoning heats the rooms you use without starving the system of air. Bad zoning whistles, cycles and dumps heat into an unwanted room. This is how to tell the difference before paying for it.
Zone by when rooms are used, not by floor-plan symmetry.
A practical 4 bedroom Ballarat home normally needs 3 to 5 zones. Put the kitchen, dining and main living space together because they are used at similar times. Keep the main bedroom separate, group the remaining bedrooms, and separate a study or second living room only if its schedule genuinely differs. The Ballarat climate makes day and night zoning valuable. On a July morning, the living zone needs fast warm-up while unused bedrooms can stay closed. In the evening, the pattern reverses. The rule a zone salesman must not ignore.
A furnace or ducted air conditioner needs a minimum volume of air across its heat exchanger or indoor coil. Close too many dampers and system pressure rises. The result can be whistling outlets, a roaring return grille, flex duct movement, overheating trips on gas equipment, coil icing in cooling mode and rapid on-off cycling. None of those faults are fixed by adding another app.
The designer must calculate the airflow available in every permitted zone combination. If the smallest bedroom zone can only accept 250 litres per second but the unit needs 600 litres per second at minimum fan speed, that bedroom cannot safely operate alone. Sensible answers include pairing it with another zone, using a unit with better turn-down, resizing branches, setting a controller minimum-open percentage or designing a controlled bypass. A permanently open hallway outlet is the crudest answer because it conditions space whether wanted or not.
Ask the quote to state the minimum number or percentage of zones that must remain open. Ask where excess air goes at low load. Ask for commissioned static pressure and outlet airflow, not simply confirmation that air came out. AS/NZS 5141 provides minimum requirements for residential heating and cooling installation, while duct construction and performance draw on the AS 4254 series. What zoning costs in 2026.
During a new installation, allow $450 to $900 per basic motorised zone after the base controller, depending on damper size and wiring. A better controller with individual room sensors, app access and 5 to 8 zones can add $1,500 to $3,500 over a simple setup. A wall sensor generally adds $180 to $450 when it is compatible with the selected platform.
Retrofitting an accessible existing system commonly costs $2,500 to $6,500 for 3 to 5 zones. That should cover a compatible controller, motorised dampers, cabling, setup and air balancing. Add $1,000 to $3,500 where sections of duct must be resized or replaced. Tight roof access, an obsolete controller and dampers buried under insulation all push labour above the simple rate.
A cheap retrofit that only inserts dampers can make comfort worse. The written scope should include roof inspection, equipment airflow requirements, each duct size, zone schedule, controller model, sensor locations, electrical scope and final commissioning. What common zoning symptoms mean.
One room overshoots: The wall controller may be sensing a different zone, the branch damper may not close fully, or the outlet may be oversized. Check controller assignments before changing equipment.

Whistling with one zone: Too much air is being forced through too little open duct area. Open another zone as a temporary measure and arrange commissioning. Do not tape over the return grille or throttle it, because restricting return air makes the pressure and temperature problem worse.
Frequent starting and stopping: The active load may be below the equipment’s minimum output, or a safety limit may be responding to poor airflow. Repeated short cycling wastes energy and wears components. It deserves diagnosis before winter rather than a higher thermostat setting.
What you can check before booking work.
- Clean the return-air filter and make sure furniture does not block the grille.
- Open every zone, run the fan, and compare outlet airflow room by room.
- Confirm every zone name on the controller operates the intended rooms.
- Record room temperatures after 30 minutes with doors in their normal positions.
- Note noises, fault codes and which zone combination triggers them.
Stop at the ceiling grille. Roof cavities contain electrical wiring, fragile plaster, hot surfaces and gas equipment. Damper wiring, furnace controls and duct alterations belong with appropriately licensed trades. The best month for a zoning correction is March or April, when there is time to test heating before the long winter demand arrives.
